If you have recently purchased a new home then you could have got yourself a little bit of a project home. These are commonly known as fixer uppers, and can bring you much joy, but also so much heartache at the same time. If you don’t know some of the common issues you can run into with your fixer upper then take a look at the article below.
Budget
One of the very first things you need to do before buying a fixer upper is work out your available budget. This is how much money you have to put towards both the house and the renovations. A fixer upper can end up costing more than you think, due to hidden elements such as plumbing, heating, and wiring. There have been fixer uppers that have needed brand new wiring the whole way through it, and this isn’t cheap. If you don’t have the money to hand right away then you can always get a loan, or maybe even a mortgage.
Repairs
Older, fixer upper homes often come with added trouble. Mold is one of these as the older the brickwork, the more chance of it being popped. This allows water to enter the brick and therefore enter the walls of the home you are thinking of purchasing. When you are wanting to buy a fixer upper, it is essential you get a survey done. If mold crops up then you could speak to someone about mold remediation and how much this is likely to cost. They can come in and test the air and the walls, providing you with a risk assessment of sorts.
Curb Appeal
Something to bear in mind is how the curb appeal of the property is looking? If you don’t know what curb appeal is, it’s how your home looks from the outside. So if you walk past a house and say you like how it looks then that has great curb appeal, this is what you are aiming for. It comes in the form of paths, lighting, and greenery. You can do some research online to find some ideas on what you might like for your curb appeal. You could also add a low gate around the entrance to your home.
Flip It
What are you going to do with the home after you have renovated it? This may be your forever home, meaning you are going to move into it full time and live there for many happy years. However, you could also decide to flip the house. Which means renovate it and get it up to a high standard, then sell it onto someone else. This is a great way to get into property development if that is something you want to do.
We do hope this article helps you find some of the key parts of renovating a fixer upper. It can be amazing to watch a property that is yours go from nothing to something in a matter of months. However, do be aware of the renovations and repairs, try to stick to your agreed budget.
